Need Drawings - Any Suggestions?


Folks,

I'm building a house on my property, and I'm starting with the well/septic. Then I plan to have footings/slab block walls put up by a mason, and do the rest myself

Anyway, I'm just starting with a basic box/rectangle, and will add on as I wish later - but I need a set of prints or plans, to have for the well/septic, the mason, etc.

what's the basic route here? I'm not 'set up' with any architect, etc., and the word 'architect' sounds expensive. I'm a one-man Building Contractor and I'm learning as I go.

Anyway, what's a good move here? Architect? How much $$ am I looking at?

Nah, just sketch a drawing on the back of a cocktail napkin and turn that in to the building department for your permit. I have no idea what are the requirements in your locale, if it's required you won't have a choice. If its not required you could do it your self or buy a set of plans, but unless you are quite knowledgeable on all aspects of home building I'd recommend an architect. As far as their rates it varies from area to area but they aren't cheap, you get what you pay for.

Try and Google "House plans"

I just did and got....Results 1 - 10 of about 179,000,000 for house plans. (0.11 seconds)

Looks like you could find something there.

Maybe not....

If you need a stamp, you would be better off finding someone local.

Oh man, me and Cole are on the same wavelength. Architects are usually quite expensive compared to home designers such as Cole. You can also find some very nice home design blueprints online, but they won't have septic design stuff.

Around here usually it's a call to the septic design guy, or a surveyor, or a little of both. I wouldn't go too crazy. If it sounds expensive, it probably is. I'll hire Cole for $1000 myself. And if all else fails, I know a guy in India LOL.

Go to a magazine shop. They will have hopefully the magazines which have different houses in them with sketch layout. Well i know all the airport magazines shops have them. I have a whole bunch of those magazines at home. There pretty cool for anyperson who is thinking about building new construction. Because if you like the house and layout then you can order blueprints on the house.

yeah, I've got some books already, and I've seen the mags you're talking about.

how much are the prints usually?

my book's got them for around $500, plus $70 for material list and like $15 for each extra copy of prints


is that about right?

yep, about right. just remember some places need something more than those nationwide prints. they might ask you to get engineering and blah, blah, blah which will cost you more than just hiring some local guy to do it in the first place. doesn't sound like it in your situation. you should be all set. most building supply places here give away prints on simple homes if you buy the lumber from them.

well if your question is septic. Thats determined by the perc test. Meaning you just can't place it anywhere you want. Unless you have already perc where you want it and it passes the perc test. Here is what i mean. You dig a hole file it up with water then stick a yard stick in it. The length of time it takes the water to leave the whole will tell you if it passes or not. I had a friend build a new house and he had to put the septic way over on his property because it was the only place that would pass the perc test. Now pertaining to well. Hopefully you won't have to dig to deep to hit water. See thats the thing that sucks about rural building you don't have city hookup for that stuff.

I know some reasonable design pros, but travel time may be a bummer.

Arch or structural Engr. Find a small local guy that doesn't drive a BMW.
Ask the girl behind the counter at your local permit office, she will tell ya who to call.

Have a current or latest survey ready and a real good idea of what you want to do. Ok to get the septic guy on board now as perk test (location) and health dept oks are a good idea b4 you spend any $ on plans.

If you are a state Lisc contractor Building a single family residence: you can draw your own plans to code (Must show all your ..work ( load calc's) etc.

Hadn't even thought of the supply house having prints - I'll check that out

And I'll ask the cutie at the permit office if she has any suggestions.

i won't have to go too deep for the well - we live in spring country

i got a quote for $5K for well, septic - by the same company
