Leaking Basement


I live in the southern NY area and I need info on what to do about a leaking basement. The house is 8 years old and water is leaking in through the brick on one side when it rains. We need a long term end to the leaking what should we do?

if you dig a trench about 18 inches below your dirt level, dump about 2 inches of gravel into trench lay a 4 inch perforated ads pipe and cover pipe with an additional6 inches of gravel then cover with dirt. pipe must run then entire length of wall then discharge away from house. slope pipe from 14 inches to18 inches or lower at discharge point the pipe will catch water be it enters wall and discharge away

ncor is right. a Frenc drain ( also called perimeter drain) is needed. It should be set as far down as the footing and run the entire length of the wall and to a drainage outlet away from the house. You need to lower the water table around the house. Check out www.builderswebsource.com/techbriefs/drainage I found a great article there that was very useful for a job I did recently.

Hudson,

You say "the water leaks through the brick" ????

This is a full basement? or crawl space?
You have a brick wall? cement block? or poured concrete?
Where does the water come through the wall?
Are there visible cracks?
Is the wall deteriorating?
Is the wall always wet?
Does it only leak while it is raining?
Does it only leak in a heavy rain?
Only this wall leaks? In a Corner? The middle?
What is the outside of that wall like?
The land is graded correctly? pitched away from the house with no obstructions?
Do you have gutters? they are piped well away from the foundation?
Are there planting beds along that wall?
Do you know if you have a footing drain? Is it working?

Pictures would be helpful?

We probably aren't to far from you if your in the Hudson Valley.
