I Build Specs And Customs The Trick Is...


The trick is to sell the spec b4 completion and hope the buyer wants extras then i go to 30% cost plus materials and labor this is where i have made some good money ...but I also own my own lumberyard and sell myself materials to myself @ 5% above cost therefore i make an extra 15% on material installed the avg. 1400 ranch w 2 car garage has 50 thousand dollars in material go in it..so i make an additional 7000$$ on that house...i avg bout 14000 $$ on that house after everything..if you have questions on setting up your own lumberyard get a hold of me i can help

Why not sell them to yourself at a 10% loss and make an extra 35%? Did Milo not teach you ANYTHING?

$50 k in a 1400 ft ranch in materials? doesn't sound like the spec home market, least not here in Oklahoma. Even Lowes and HD quote framing packages @$15 a ft here.
