Garage Roof Patio


I have never been asked to construct a Patio on the roof of an attached garage. It just hasn't come up...yet.
One of my clients has mentioned it so it's time to get educated.
I did some searching on line but have come up with nothing.

Any help on this would be grealy appreciated.

Where you're located,
What the roof pitch is,
patio style/ construction materials,
your experience, etc.

Well, lets see...I suppose we can't build a patio on a 4/12pitch roof...

Sorry...couldn't resist!

I'm in NY, so a flat roof is OK. Typically, you have an attacehd garage, maybe 12 wide by 20 long, along one side of the house. A 2nd Fl door leads out onto the flat roof (flat meaning as little as a 1/12 pitch to shed water).

In all my years I have not, by chance, come upon this build. They were often built in this area 50-60 years ago but have not been a common addition in a very long time.

I was wondering what type of roofing material would typically be used for walk-on purposes, as well how this material would be sealed around the guard rail posts if the posts are anchored within the roof area as opposed to being attacehd to the sides of the structure.

This is intended to be an integral part of the roof system, as opposed to installed a DECK ABOVE the existing shed roof.

I wouldn't touch this job without some extensive engineering work to figure for all sorts of load variables. I was thinking maybe you were in the desert southwest. We go into the Baja and it is rare to see a house without the roof being used as a patio. NY, that's a different ball game...rain and snow loads.

Actually, essentially flat roofs are common in lower NY. Recently, NYS has lowered their code standards for Snow Load on roofs due to the statistically lower snow fall we have seen in recent years.
The engineering is the easy part...that will be decided on by the architect.
Typically, a floor would call for 2x8's 16" O.C. but I would expect at least 2x10's for this application (limtied to a 12' span)

The question remains: What type of roofing would support constant foor traffic and permit sealing around rail posts.

Maybe you should post in
roofing.
Some of our guys pretty much

Good idea...I will post this in Roofing. Just thought I might get some insight by other GC's who have done these before.

My worry would be that some knucklehead would get the bright idea to put an 8 person hot tub on their new "patio" K AAA RRAAAASSSSSHHHH right through the roof and into the garage.
