Garage Guru's


I am about to do a garage upfit to my home. I could do the framing and flooring but I am just too busy working 3 jobs to do it in a timely manner. I was just curious what the going rate is for a the following:
  1. garage 24'-0" by 24'-0"
  2. 1 7'-0" exterior door
  3. 1 standard 17/18' overhead door
  4. #2 studs 16 O.C.
  5. Standard pitch roof trusses
  6. vinyl siding
  7. sheething to be OSB
  8. 2 windows 34/24
  9. No grading necessary
  10. Standard electrical devices for a garage
  11. ADD- 1 dedicated freezer line
  12. ADD- 1 220 line
  13. ADD- 1 outside floor light w/ motion detector
  14. 20 yr architectural shingles standard
  15. I would like to obtain underground/underslab stub up for future use for a mop sink.
  16. how much more would it be for drywall
  17. HVAC PTAC unit
I need the price per square foot and the total cost.

any help is greatly appreciated!

Whats a standard pitch roof truss? Standard electrical devices? Standard shingles?

It would be $24 extra for drywall.

Yes, a "going rate" and "square foot" charge question, all in the same post! By a first time poster, no less!
This is so great, we've all just been so bored, sittin' around talkin' w/ professionals, just hopin' upon hope that a Homeowner would come in and ask us to help them /w their project - we get so fired up...

Hey, I smelled blood so I got here as fast as I could.
I need more details, how many fasteners and are you using galvanized nails for the shingles? How about redundant hurricane clippers for sheer walls.
Get that and I'll give you a price, don't forget the door opener, is it a brass magnet dynamo or a filtrated bipass widget assembly.

I think the best part is that the trade says carpentry. I'll be damned if I going to hire someone to come do my own profession in my own yard, no matter how busy I am!
