Question

Demolition Of Existing Space Cost Estimate


Quick question from North Carolina

I am preaparing for a upfit construction on a 2400 sq ft / 12 foot tall ceilings commercial space (ground floor, no elevators, no stairs)

The space still have some ceiling and wall coverings (wooden panels) from the former business plus bathrooms and mechanical systems that we need to take out before construction begins.I got estimate from sub-contrctor for demolition to shell condition and I am blown away. They estimate is approximately $20,000 for the demolition of the electrical, plumbing, and mechanical. As for the interior demolition (flooring, restrooms, wall coverings, ceiling tile, etc . . .) the quote approximately $40,000.

That's over $60,000 for a 2400 sq ft! Does that sound reasonable...since this is the first time I am doing this type of project and just seem way over board!

Need you opinion.

Way overpriced.

Edit: Is this demo and removal or are you paying for the dumpsters?

demo and removal only

However there is also a second floor (shell condition) and they need to clean up partial plaster on the wall to expose the brick - could that justify the price?

How many estimates did you get? Around here, I can get you a clean lot with everything hauled for around $35K and I know that we are more expensive than most parts of NC.

Are demolition contractors required to be specially licensed as such in your state? That might explain some of the price, if they have a monopoly; so to speak. That price seems excessive to me also.

I just demoed a 2400 sq. ft. office building. One floor only, most rooms had nothing but carpet to be removed (naturally the carpet had linoleum tile underneath it). All carpet and linoleum tiles were removed, one room was the lab which had 100 linear feet of cabinets with 12 sinks that were removed. We removed about 30 feet of walls. My contract did not include removal of electrical or plumbing, but I charged $8,000, finished in 4 days with just one other guy.. and numerour trips to the dump.

Shoot me and my brother will drive up there and demo that for $35,000. Maybe even less. We had to do demo on a space probly 2800 sq ft when I worked on a framing crew with him. Me and him took out I bet 100 ft of walls, carpet, some electrical, 2 bathrooms. We had everything demolished in 2 days flat. The contractor called in temps to haul all of the trash to the dumpsters I think he had 2 guys for 7-8 days cleaning up our mess. We had a lot of fun doing it too.
