Demo Pricing?
I have the chance to bid work for interior selective demo. The work is to be done at night beacuse the building is partially occuiped. the building is a 2 story office building. the work is to be done on the 1st floor. I have to remove about 2,000 sf of existing ceramic tile down to bae concrete to new tile can be installed. Also have to remove the ceiling above the tile for new ceiling to be installed, the existing ceiling is a combanation od suspended ceiling and sheetrock ceiling. also there are some 2x4 metal stud 5/8" sheetrock walls that have to be done. Like I said the work is to be done at night after 5:00 PM conatainers will be about 50' away from the front or rear entrances. is there a sf price that would work for the ceiling, floors and walls.

Ceiling demo work can be a real animal, you could have raceways that are staying, fluorescents that are staying, and other garbage (cad5) that has to be supported...
Then for other jobs, you can get away with a cut any run .... Too many variables, and for that reason I will try to price demo work out as a per hour agreement. Good Luck... |

I do a lot of selective demo work in residential remodeling. It's very tricky. As in most all situations clients are looking for a flat bid, not a hourly contract. It takes a great deal of experience in visualizing how long it will take. As the member before me wrote, you will most likely run into unknowns. Lift out a few panels to see whats up there, or get a set of plans showing you whats up there. If you suspect more work, add more. As far as removing a large area of the same material you will have to visualize how long it will take to remove one panel, carry it down to the dumpster, and return to the demo area. Now you can figure out how long it will take it will take you to remove "x" amount of square footage. As you know you will not be removing one panel at a time, so this will make up for other time consuming tasks, like set-up and clean-up.
As for the tile removal and understanding that the unknowns are going to be a lot more limited than the ceiling. Visualize how long it will take to plug in your chipper, chip one square foot of tile, carry it down to the dumpster, then clean the dust around it. Thats your square foot cost. bidding on demo I bid on what i need ta make a day with mark up
and dumpster employees and figure aprox days that it would take with a writtin agreement with the client if somthing is found that could,nt be seen prier to the estimating it will be written upon a change order You basicaly want all aspects of the job covered and in writting always |
