Contract Documents


My Fiance and I started a design build company about a year ago, and while I have got some pretty big design jobs, he has been doing carports, garages, remodels, etc. We got our first bigger job (1000 square foot addition) and we don't have a contract.(haven't needed one in the past.) does anyone know of some where that I can download a standard contract and then adjust it to suit my needs.

AIA contracts are the industry standard, but they can be very confusing (lengthy and legal-wise). Check out the AIA website, or search here on our File Swap forum.

Thanks for the reply. I did look at AIA. Much too complicated for what we need at this time. I hope someday I will need this(and someone to decipher it for me! LOL!) For now I'm just looking for something really simple and basic, to protect us and the homeowner's interests.(not to mention the subs).

-- You need a sub-contractor agreement for the subs, they aren't covered under your contract with your customer.

-- Having an over complicated contract is far better than having an overly simplistic one.

Start with the AIA one if that is all you can find and go through it and eliminate anything that isn't relevant, then hire a contract lawyer for maybe 2 hours of his time, one to sit down with you and go over what you need and another hour for him to modify the contract to your needs. It will be money well spent.
