Building A Box V.s. Adding All The Detail


hey guys... just looking for a little insight for my future plans.
i finally bought my first house and i plan on puting an addition on next year to try and increase it's worth. my plan is to just put a 16' addition along the right side and tear off the existing roof (it's a 1 1/2 story cape) and make a full second floor... it would be very simple and therefor inexpensive and fast. i would obviously dress up the inside with millwork and alot of moldings to give the appearance of a really nice house.

so do you guys think i am being foolish, or do you think it will be over looked?

A 16' addition and tearing off the roof and adding in space to the second floor... and you call it "simple and therefore inexpensive and fast".

I think you're being a bit simplistic and optimistic, don't you?

here's the deal... i'v been working as "the trimer" with the same subs for almost 3 years now and some i'v known longer. my biggest expense will probably be material and site work. i can have all the other subs come in and do all the rough work and do all the finish work myself over the months that follow. i'm not looking at my sweat equity or my pay or money lost etc. just dollars that will be paid for material and help.

so what i meant in not enough words was it would get completed faster with less hired man hours and material bought if i kept a simple design in the aloted space of construction... atleast that's what i think!

but i still can't stand a lack of details, and i also believe that thoes would be appreciated by a potencial buyer in the future. does that make any sense? maybe i need to go to sleep!

the thing that will cost you the money as I just did a 36x31 addition is the concrete and excavation. The rest of the money going out for material is not bad at all.

Windows & doors... they can add up quickly. As can utilities.

studs & OSB are affordable, crete & blockis pretty cheap as well if you can do it.

Don't rush, and figure out your costs (and a schedule of what, when, why) before you start.

Oh, and get a permit- it's not worth getting blacklisted 'cause of personal project!!!

You're either looking at cashing in lots of favors which will most likely cause your house to be "that house on the block that's never finished" or spending some serious cash.

I'd say you are looking at $75k easy, even with freebies and whatnot.

You're undertaking a big project. Also, if you are working on other jobs to pay the bills, when will you do the work on your own house? Happens to me...

So....... an add a level on the main is at least 100k (under the assumtion you trim)and a side addition is about 25-30k. Trim work only accounts for 4-6k.

right on the money! the budget is 75k including prints and it will be favor galore fiesta. my time line will be streched out over maybe 6 months, but the house should be up and weather tight with in 2 weeks tops.

my budget has limited glass, nothing fancy... and a modest front porch...

Just wondering are you over building in the area that you are in?

I guess too, I would ask did you get a deal on the house?

Oh boy. Ive seen this tragedy unfold before. Have all your buddies over to help by watching you work and drinking all your beer. followed by torn up house for three years and maybe divorce. This has 'Tim from Wharton" written all over it.
