Builders Warranty


I am just starting to build a spec home and was wandering what is the normal warranties with the home you build and how long?

My state (NM) requires minimum one year on everything by the builder.

Manufacturers warranties (and what a fraud they are) can be longer.

You can warrant longer if you wish.

One year is the standard around here odds and in in the home, but you are held to, I think, 15 years for the structural integrity.

CA is one year fit and finish, 10 years major structural, state law SB800

One year in Oklahoma, but structural problems that arise within a few years generally come back on the builder through litigation.
