Block Home - S/f Price Help?
I know it is evil and just plain slack to ask what OTHERS charge, but I am a framer/remodeler/window/door guy that happens to be a licensed BC and today I got a call asking me to bid a block home (the whole thing)
I'm building my own house (taking my time, watching every penny, shopping around, doing most of the work myself) so I know how to get sub bids and mark up. But this guy wants his house built now, and wants an estimate asap just looking for some general feedback - I really did not want to get into the house-building part of this business, but it seems to be following me.... Block home - 3.5 baths, only 1600 s/f w/ garage - gable roof, stucco Can anyone give me a good base I can work from? $60/sf???? $100/sf???? I'm in N Central Florida - so if anyone local does not want to give up their prices, I understand..... will be subbing most everything out - MHM |

1) Check and make sure licenses, permits, insurance, so forth is covered.
2) Get the plans 3) Submit the plans to your subs 4) Submit the plans to a supply house for your supplies 5) Compile all the costs 6) Add on your costs 7) Add on some more 8) Have your customer sign the contract 9) Go to work. Dave C

i've done some poking around and it looks like new block homes run from $85/sf for low-end to $250 for nicey nicey
I saw a post on here a week or so ago about s/f prices builders are getting in CA - not sure why no one wants to 'chime in' for Florida, but no worries.... again - really had no intention of house-building anytime in the near future, but opportunity knocks, so we'll see...... MHM
