Apartment Construction


Any GC's here with lots of experience in apartment construction? I am looking for a partner to help me complete a ground-up build in GA. please let me know

What part of GA? If the GC is bringing all the experience, what are you bringing?

I also have the experience, but the bank wants to see a few things I cannot provide (performance bond on $20M)..

The job is to begin in approximately 3 months

If someone can get me around the bank requirements, I can provide a large sum of money in return

The job is about one hour south of ATL

I hope you're prepared to make that a high six-figure payout- anyone in their right mind isn't going to do what you're asking for less than a 50% cut of the profits. They're putting their company and bonding line at risk, and they're not going to just sign up for that risk in exchange for a $100k check- I'd bet they're going to want to put people on the project, control the funds, and basically run the show. Now that I think about it, 50% is probably pretty low- especially for a project like an apartment complex, where the developer could flake and bail out at a moment's notice in today's market.

Just shooting in the dark, close to our minimum fee to do the entire project ourselves..... close to 1 mil. That would be just to CM the project, we would also try to self perform some of the work.


Based solely on your other similar thread, why don't you try to be a large subcontractor for this project, ie, framing, drywall, concrete, whatever your expertise might be.

at this point, I am almost ready to let someone take the contract and work a deal on the profits. If my company handles the job from start to finish, there is a TON of profit to be made since I have such low overhead. My subs can carry the majority of the investment needed to get the ball rolling, as well as throughout the project, so if I was to subcontract the entire job from a larger GC and split the profits, both parties would come out nicely...anyone interested?

As far as the developer flaking out, the payment is going to be set in an escrow for semi-monthly direct payment, so as long as the margins are set right, there is not really a way to get burned here.

I'm not interested in partnering up, but I can "panelize" the thing for you. Makes it real easy to fab in a shop or in the field. Full cut sheets, material lists.

Here's one I just finished for a crew in KS.

ye the finders fee would be for you, nothing less than 50% and control otherwise its a waste of time for such a high risk.!!!
