Anyone Have Experience With Thoroseal To Waterproof Bsmt Foundation?


I am water proofing the basement foundation of a home I just purchased that was owner built in 1970. Thoroseal applied to exterior has been locally recommended. Anyone have experience with it? I wish to stay away from asphalt / solvent based products because of family chemical sensitivity.

It has a walkout basement with earth on two sides, no more than 5 feet of earth against wall. Walls are structural concrete block with typical brick facing which extends all the way to the footing. There is evidence of a clay tile around footing but I have not excavated fully to see where it extends. There is some water penetration at the point block rests on slab due to poor landscaping and gutter failure - all lack of maintenance on previous owner's part.

I am prepared to excavate entire foundation down to drain. I will ensure drain is functional and properly graveled / sloped. While at it, seems worthwhile to install a good seal against foundation and ensure good layer of clean sand against wall as I backfill. I'll fix the landscaping to ensure drainage away from house and install gutters properly (gutters will drain into foundation french drain to remove water from area foundation area).

Have I missed anything? I want to do this right and only once.....
