Question

Advice & Suggestions Please!!!!


Heyguys, i've been building residentially for a while now. I've got a few company's wanting me to build a commercial office building for them. I've only worked on commercial back about 8-10 years ago as a somewhat "foreman". These company's want me to get a ballpark figure together for them. No set in stone pric, just an idea. Anyone know a round-about price per sq. Ft. On a commercial office building approx. 3000 sq. Ft.? One building is for a news office and another is for an oil company. Whow...thats including what exactly? That's a bit higher than i was thinking. Mississippi is the state these will be built in.

The boys are being kind....how about a quick review of your original post and then ask how we can really help? Do you think we could estimate for your area without knowing all your costs?

A serious answer would be this: If you cannot determine a "fair price" or "ballpark" based on your experience, then you should probably pass on this job and stick with what you know.

Alright, let me refrase this fu*k%r then.
I've never built cmmercially. Just residential in a place where economy is !always! Low.
In the process of getting commercial license.
I have workmans comp.
Any advice on these jobs?

So what do you think will change from residential to commercial? That would be the change in price.

Plans, permits, zoning, evironmental plans, Street electric, water, gas connection, architectual fees and all labor, subcontractor and material cost, including inflation and material fluctuation in 09

That my point "joasis". I'm not a commercial builder. But like to in the future. I would be lucky to get it. But since my wife's uncle owns both buildings being built, i was jus trying to get advice from a commercial pro

And I am tryig to give you a fair answer. My work is primarily commercial, and lots of factors change, including my hourly rate, insurance, and other issues. The larger point is this: We don't know what you will be doing specifically....we cannot give you advice on what you are asking.

It's not possible for us to do
what you're asking.
Even if we knew prices in your area,
you didn't even say whether it's
frame, block, steel, 1 story, 3 story,
with parking lots, finishes like a
Motel6 or the Taj Mahal.......

get an estimator's guide. Mean's or Walkers and look for their unit costs for finished assemblies and also look for their geographic factors that make adjustments for labor, material, and sub costs for your neck of the woods.

Cost per sq ft is crazy. I build homes, schools, and commercial. I have done homes from 75 to 225sqft, schools at 235sqft, etc.

I did a stand alone Starbucks 3000sqft for 85/sqft including their 50K interior allowance. That included all fees but not the site.

You are leaving out any mention of site work. UG, drainage, paving, accel or passing lanes, etc.

like I said, get your hands on an estimating guide and talk to local subs and/or developers.

I GETCHA. THE NEWS OFFICE IS A 1 STORY 52'W x 64'L BUILDING. APPROX 10-12 WINDOWS, HAS TO BE SET UP FOR THE "WORKS" WHEN IT COMES TO ELECTRICAL, COMPUTERS ARE EVERYWHERE IN THIS THING! STAINING THE CEMENT FOR THE INTERIOR FLOOR. IT'LL HAVE A 10'w OVERHEAD DOOR FOR A VAN TO BACK INTO FOR LOADING. THE PARKING...IT'S A SMALL LOT, SO 8-10 CARS MAX, TWO ENTRIES. GOOD LOT FOR DRAINING WATER AWAY FROM BUILDING. IT HAS: 4 OFFICES, SNACK ROOM, TWO BATHROOMS, RECEPTIONIST AREA, LOBBY, CONFERENCE ROOM. ALL THESE AREAS ARE PLACED AROUND THE EXT. Okay, sweet, now that is what we needed to get started!

I'm gettting a pretty good idea of where you are going to be. I need a few more details and I can get you a close sq ft price to go on.

Can you tell us if the bathrooms will be back to back? Meaning are they going to share the same common plumbing wall?

Windows going to be floor to ceiling or not?

This is slab on grade?
