2 Year Old House




This is a small job i recently was asked to do there are 2 sets of french doors that are in this condition after such a short time.

No builders ins.? Bracket fungus don't grow overnight. Something's terribly wrong here.

Oh my. It looks like that brickmold was never painted. Looks like it still has the factory primer on it.

Oh my, again. Is that your car key you stuck in the jamb just to show how rotten the wood is? Jeeze.

Bracket fungus on the steering column. Eep!

We just repaired some french doors that were suffering from rot. Seems the sweeps didn't do a good job except for directing water (getting under the door from splash on the deck) sideways to the jambs.

The jambs just soaked up the water like a sponge. When we use prehung steels like this (we try hard not to) we prime every last exposed piece of wood before they go into the rough opening with two coats.

When I install both exterior doors and interior bathroom doors I will hit the bottom of the jambs (the part that sits on the floor) with a heavy coat of poly to seal it up. I feel it has to help avoid water wicking up the door in the future. I have been told that I am waisting my time, but I think it's all of the little things that add up. I was never taught this practice, just decided it made sense. Also, my painter knows to poly/paint the underside of all interior doors, because I do check and he has been sent back. But maybe that is just me.

Good for you Peladu. Extreme climates require extreme measures. If it's not the moisture, then it's the bugs. Doors should last the lifetime of the home. When I inspect a home to receive a new hardwood floor, I always check the doors and windows in rooms we are installing in. I tell the home owners to do improvements in those areas before installing hardwood flooring. It costs them more but in the long-run, it pays off.

Company policy, we paint all 6 sides of new doors. Always.

Yes those are my keys, and your correct they hadnt had a lick of paint apart from the primer at the factory - i told HO to contact the builder as they should do the fix for free. It was their fault it was not painted and sealed. The mind boggles
