replacements like Jon said BUT if you have to replace the frames I would use PT now that it is available.

The only problem with PT is working with it if it is really wet. As the wood shrinks it can pull away from your caulking.

Re: Window Question For You Guys---

You can get the replacements where you remove everything that exists...place the replacement in the opening...then you screw in the provided screws that press outward and hold the window in with a foot on the end of the screw...caulk around the inside and outside...and be done with it...

NO, if you have rot then it means that water can get to the wood....replacing it with pine would just be foolish because it will rot again.

Do like Jon said and fill the opening with a window unit you will have more glass area and will not have to deal with rot again. If you feel like framing the window in a little try AZEK.

Re: Window Question For You Guys---

We do a lot of basement windows, more than we want sometimes. We always use vinyl windows. If we are changing all the basement windows we try to pull out the old frames and use a window the full size of the opening. Base on R O. If we are not changing all the windows but maybe one or two because they have rot we will rebuild the bucks in P.T. unless we are going to wrap them in coil then we will use pine and make sure they are sealed.

Re: Window Question For You Guys---

If we rebuild the buck we get almost the same price as we do for a double hung. Most of the times these are in older homes with dirt basements, crawl spaces or worst under decks and are just a pain to do. I'm in the central part of Maine and we have a lot of homes 100 to 200 years old.
