Window Leaks...Hmmm Wonder Why!


The homeowner of this house told me that this window leaked when it rained from the west. This window is on the west side of the house. Here's pictures of the window b/4 taking the trim off and after (don't miss the hole I put in the trim when I first looked at it and was pushing on the wood). Got it figured out why this window leaks????

This is only a 6 yr old house. Under the window nailing flange there is some caulk and there is not some caulk. Up at the top of the window on the left side the caulk is kind of not there. I'm sure this is one of the places where the rain comes in and runs down the window to the window sill inside the house.

Any thoughts? I got some Protecto Wrap and will install that tomorrow. Then I'll put the new trim boards on, caulk, touch-up paint and be done.

This is an example of one of the problem builders in Indy.

I ALWAYS flash where wood siding meets the top trim. Also, why is there no building wrap covering the OSB??

There is flashing...didn't you see that little piece that is part of the top flange. I got some flashing too to put up there too. Building wrap, you spect this builder to spend a little xtra on something like that? Seriously I was suprised too but I it was probably what I should have expected.

Get this, the opening to the screen door is 77 3/4" H normal 32" W. I had to get a $100 wood screen door and cut it down to fit. took like 3" off the bottom to make it fit.

This builder didn't do these folks any favors.

The flashing needs to go under the siding and over the window. Your probably getting a ton of water behind that head trim and it needs to find a way out or not get it in there to start with. I never cared for trimming lap siding the way your guys did it and that is one of the reasons. It would have been better if they dropped the siding on top of the head flange.

The water was getting in behind the trim it looks like. Perhaps from the weep holes. If this is the case, if water can hit the window it's gonna be doing damage. Where that itty bitty head flashing is, although not properly done, doesn't seem to be causing the trouble here, so the presence of soffits might not be relevant.

Something to mention to your customer, Pitterpat, that way whenever they have any money you can fix a window and take it. Rich.

There are only 2 more single windows that are not under the flat soffits. Takes about the same time to do single windows as this double window, most time is in getting the old trim off (pulling nails, cutting caulk).
