Is This Window Broken?


I was wondering if I could get some help from this forum, as I belong over in the masonry forum and I'm terrible with carpentry.

I had a room plastered in my house, and the company opened a few of the windows. They are double hung Anderson windows. The top section of the window no longer is able to support itself... it just slides down if I unlatch the safety lock. None of the other windows operate like this, and they are only 5 years old. I dont see any way to "lock" the upper part so it stays up. Was some compression seal broken? Are they broken or am I missing something?

If it is a double hung window (both top and bottom are operational), you should see some type of release mechanism to lower the top sash. If you don't see anything, you have single hung and the top sash is not intended to move. It is possible but not likely that a single hung could come apart from the frame. If you have single hung and the top sash is still intact with the wood frame around the glass in good condition, you could re-attach it. Post a picture. It may help with suggestions you could get here.

The sash is not engaged in the balance. Tilt in the lower sash, and then tilt in the top sash to 90 degrees, lift it up and look into the tracks, and you will see where the sash needs to be locked into.

are they tilt sash or none tilt if they don't tilt look to see if the sash cord has been cut they are in the vinyl jamb track. look at the top of the window jamb is there a metal clip there if that's the case you will have to remove the sash. to do this remove the screws on the left side of jamb and carefully remove vinyl jamb piece then pull the sash down and swing it out grip the metal clip with pliers and pull it down and put it back in the sash
if that's not the problem check the top of jamb to see if there is any nails in the trim that are new. the balances are in top of the framed if there is a nail in the balance they don't work ,pull the trim off and remove the nails
you said it was the upper sash if that's the case for the sash cord you will have to remove the lower sash first be careful to get a good hold on it with pliers they are under a lot tension
if none of this is the problem its the balance ,all the parts for this are available it can be fix no need to replace it. good luck let us know how you make out

Can't you contact Andersen ? I used to do Service for our window dept, I would think they would help you.
