You know, I would seriously consider passing on this one. If they popped the top on the main section, the guy didn't know how to set a bay in a brick veneer wall and the gutter and d/s at the valley is undersized for the amount of water coming down there. You say the bay is already leaking; what else is happening that you can't see and WILL be blamed for. You can't take enough pictures to save yourself when the shiite hits the fan. I think you are openning yourself up to a lot of potential problems here.

Leaks = mold = liability.
