Here is a job done by others. When the H/O could not get the Contractor to return because the window would not operate as he explained it would when completed.
The unit needed to be re-set, out of square. Once I removed the exterior trim, I found out why out of square as well as why he would not answer her phone calls.
Because this contractor may not have enough money, the seller as well, this new H/O is sitting on a p.o.s. imo
Her husband passed away a 4 years ago, about the same time my wife did. She sold their home because of upkeep & expense & purchased this townhouse to be more affordable.
With the new disclosure laws for real estate it should be an easy thing to go after the seller as well as contractor, right at 3 years & contractor was hired to do window repair at time of sale. The open unit & wall picture was even included in the home inspection report as in prgress of repair. Because the now needed repair will cost just under $30,000.00 it is not really enough for a lawyer to sue for. It will cost close to that for the suit, 3 years time, and no promise to even collect $1,000.00.
Sad situation and again I find this to many times, by cheap repairs, cutting corners, lack of experience and just plain not caring, cover it, can;t see it from my house.

I really need to talk to one of the Lawyers I do work for to see if I could post pics liek this I run into with the Contractors name under it, saying "This is my work" then add, "in my opinion, this Contractor should be closed down". Or something like that. If you add "in my opinion" that is a grey area to actually being slander.
Because this Client works at the hospital that did so much for my wife the 4 1/2 months she was there until she passed, I did get the unit to operate. I did all the prep work for her, photos & documents needed for her to present it to a lawyer for free.
Last pic is of the step flashing on a cheek wall of same unit that was supose to have been corrected because it terminates beind the siding instead of over the pc of siding. (you lift that last pc of siding with flat bar and it goes behind that pc of siding allowing water to drain between wall & back of siding that gutter butts up to.
I hope the Contractor who did this repair & left it as is, does visit this forum and stumbles onto this post.
