Question Contractors I Need the Cheapest Window Out There

I just signed a contract with a guy for 33 houses to replace the windows, he rents them out and dosen't care.....he wants DH's....any contractors know where to get the cheapest window there is....

I would agree. I would not set yourself up for warranty issues on crap windows in that many homes. Get a decent window and have your supplier cut you a good price based on volume.

Maybe he'd be in to using baggies. Check out the new large tab heavy duty freezer style "Gladbags" They open and close easier! I can't imagine 30 houses full of sh---t windows.
You can get a decent window at a great price with the volume.

How can you sign a contract without any details for the material? With the cheapest windows on the market you will have defects and call back issues--did you price your return trips into your contract?

FYI, this site has people from all over the world and they all have different values....I have yet to meet someone here that wants to deliver garbage to their clients.

(cheap windows=garbage)

I would guess that Joe has a verbal agreement over a hot dog in front of Lowes with some big time slum lord to install windows @ $54 an openning, with a side agreement that the slum lord wants to make it clear that he wants Joe to find him some prices on the least expensive windows he can find. The slum lord will pay for the windows, Joe will pick them up and deliver them, remove the old and install the new.

Warranty? LOL. The slum lord doesn't believe in warranties and Joe doesn't have one anyways.

I wonder if Joe is the lowest bid on the labor? $54 an opening seems pretty high dollar in the broader context of this agreement. Heck, I know some illegals who would probably do it for $35 per hole, but I wouldn't want to blow Joe's "deal".

It's funny that you know all about me over asking a simple question about where to find cheap windows.....
I have a friend of a friend who has 33 rentals and wants windows in all of them....i told him 189 per opening....you do the math.....even with polaris windows i will make good money....

are you just some old contractor who has nothing better to do than bash people out here just trying to make a living....

P.S. = Your the one selling the hot dogs i bet.....I don't have to use home depot or lowes, i have accounts at a couple supply houses....

Joe,

If you are in the windows, siding and roofing business, don't you already know who has the lowball (quality and dollars) windows and who has something with some value in your area? Even if you found a "great" price on a quality window from somewhere else, the freight would kill you getting them there.

Not trying to bust your balls here, it just seems a little odd to me. And if the customer doesn't give a rip about Low E or Argon filled windows, you can buy windows all day long for under $100. At $189 per hole, you're making good money already, why screw around for another $5 or $10 per window? 33 houses with what, 10 windows per house is 330 windows...times $90 per window...$29,700 in your pocket...works for me.

But I'm like the other guys...I'd get 'er done and adios. Let us know how it works out for you please.

Your right never thought about the shipping would cost more then the savings i get already.....this place is helpfull,,,, and i will let you guys know how it goes....

Sub it out to the cheapest guy you can find...some bozo that does 'em for $10 piece using Silver Lines or some other POS window available in your area....and tack on your fee.

The initial profit on these homes will be nothing compared to the headaches with the wrong window company. Don't invite this headache if you can avoid it.

At the very least,you should be pricing as if you have a crew installing them for you.
My warranty on a job like you're describing,would be that they find someone else.

you`re getting paid like you sub from him all year,189.00 per window w/the cost of the window included doesn`t leave you much more than the 54$ an opening mike suggested.too close for comfort
