BTW, Celtic, I have drilled through the separater strip on doors and windows for a temporary solution to the condensation thing - at least they clear up in warm weather, then. You just have to be pretty deadly true with the drill - but you can do it with any double glaze unit. 3/16 is what I used. I had local window pro tell me that that metal strip is full of stuff like silica gel that draws moisture out of the space that comes from minor seal imperfections. After a while the dessicant is saturated and the window clouds. In his opinion, the seal was probably never right from day one if the window shows condensate in a couple years - OR the builder or HO allowed exessive twist to remove the sash to take something in or out the window opening. ..........Hell my computer won't even let me hit enter for a new paragraph on here!! Hope this helps???

this is a classic case of seal failure.
Go right ahead...be also sure to note that:
- the price of the windows installed was never discussed;
- a Benz, Maybach or even a Lambo may have trouble at some point;
- the cause of the seal fail was never mentioned [although I do have a suspicion];
- the resolution to the failure.

You mention this is "classic case of seal failure" ....w/o knowing if anything ever struck the window ~ great analysis of the failure.

Re: Condensation ?

no offense celtic but i've seen this many times and 9 times out of 10 the seal failure is the result of a cheaply made window. if you don't have a problem with cheap windows,more power to you. i only install top quality windows. call backs and service issues are not something that i look forward to.

I actually have 2 different brands of windows here [installed by 2 different contractors years apart]...the MI of the first floor have not failed....the other brand [have to see what brand] is the one that failed.

The one that did fail was "exposed" to much construction....dormer built on adjacent wall, siding, trim and capping.

Is it "possible" one these contractors [siding or framing] got a bit too "zealous" with there hammer/tools/materials in that vicinity and caused the seal failure by "brute force"?

FWIW, the upper failed sash is being swapped out under warranty/no charge.

.
Doubt it, seal failures happen all the time, usually because of manufacturing defects. We see seal failures even on top of the line windows. As long as they come out and replace the glass at no charge within a reasonable amount of time i see no problem

Cool.The Quote function
just keeps the confusion factor
at a low rumble.

MSIE on Windows XP. Java shows on programs after downloads, but shows 0 bytes for size?? A couple months ago, I could no longer print from a lot of websites I use for classes. I have to copy/paste to Word first. Shortly thereafter was when I discovered the empty java files. JRE console looks like DOS lines, also. I don't know enough tech to understand what the heck is up with things that I can't just reload Java and updates. Any suggestions are welcome. BTW, thanks for being a straight up guy. I appreciate that.

I would strongly recommend ditching MSIE in favor of Firefox (FF) [ http://www.mozilla.com/en-US/firefox/ ].

You don't have to uninstall MSIE, just give it a pillow and try FF ...and add some cool free software to it like Adblock Plus and NoScript.

I haven't used MSIE in many years for a variety of reasons.

If you insist on using MSIE, have you attempted to uninstall it then reinstall it BUT first copying your bookmarks folder?
Doing this *may* allow you to use Windows Update features to regain the java portions [and possibly other items] that may have been corrupted.

Speaking on Windows Update....when is the last you did an update... [Start>All Programs> Windows Update] ?

The window guy I talked to said twist was the enemy. People remove the sash or try to re-install in the spring glides by holding the top of the sash to engage the bottom pins. He claims you should hold the sash as close to the pins as possible to avoid twisting and stressing the seal. I guess that makes sense. Thinking back now, I wonder how many I accidentally tweaked???
