I could probably find out how much this all going to cost to replace but it's unclear at the moment if I'll be in on doing the work or not. The big concern is the 14 or so tenants who'll be out of power for God only knows how long. This place sits right along side the Hudson River over looking the Statue Of Liberty and every job I ever do there is fubar (except I'm there to repair it).

My first concern would be what’s causing so much rust so quickly. It appears there is a leak from the ceiling and the water was standing for prolonged periods of time?

I believe there was a problem with one of the sewers.

In that last picture, shouldn't that bushing be a bonding bushing?

Or is a grounding locknut ok?

The panel is rated 120/ 208 V.A.C.

This illustrates the benefit of not having to run a ground wire when using conduit in the greater Chicagoland area. Is rust a a good conductor?

A little water problem?? The water must have drained off when the EMT rotted through .

Grounding Bushing, I would think.

That's what I thought too. Nowadays I do so many services in RNC so I'm not always certain, but the bonding bushing makes sense.
