And more. We finished the second pour, second floor in time for the holiday weekend. This house is 4000 plus sq/ft on a full basement. I took this project over from a "GC" that was in a little over his head. The framing sub I am using decided he wanted the ICF experience, so I set him up....not an easy first job, but it turned out great. Next week, the roof and full porches go on.

Joasis, how is the ledger for the porch attached to the ICF? I'm not familiar with these. Any special considerations that have to be made?

10 inch x 5/8 red heads about 2 feet on center. I don't like the various attachment hardware sold by Simpson and others, so we go with tried and true. Same way we hold the LVL's for the floor joists. And, these span 30 feet, both floors of them. This has been a real test of trying to work out problems from an unqualified GC/designer who was way in over his head. The sub I hired to do the framing has been a champ to work with, and made this build move.

These are the jobs that you walk away from with a greater sense of accomplishment. I would like to get some experience with ICFs, just don't see them around here. Superior Walls have carved a nice little niche here though. They built a manufacturing plant about a mile from where I grew up.

Around here I run into the odd ICF home, one of which was built crooked by some hack that was in over his head and it turned into a really costly repair for the home owner.
The only thing I hate about them is wiring....espicially fishing wires post-construction (nothing ruins your day like drilling into a wall just to find its all foam).
Recently I had some jerk try to sell me some pyramid scam called ICF World Homes or something to that effect, I almost had to shoot him to get rid of him.

We have a few companies who do ICF construction. There was a guy working out of South Brunswick, I don't know if he still there, real nice guy, a few years ago I went to a few jobs of his jobs to see how its done. If you want I will see if he is still there and get you his info.

The place is closing in nicely, I'll bet the owner is really happy to have gotten you on the job.
How are you treating the attachment of the porch roof to the ICF? Same as a floor system?

LVL ledger, with 5/8 Redheads. The plan now calls for full brick, above the country porches as well. I am thinking 3X3X1/4 lintels and bolted through about 4 feet OC. Thoughts Chris?

Remove foam to concrete, 4x6x1/4 angle iron.
What is the local requirement for brick ties there?
A change like that now gets expensive unfortunately.

Wood framed interior....what actually attaches to the ICF walls is installed with trim screws. Construction adhesive as well.....when I trim them, i lay the trim on a pair of saw horses, wall side up, for a day to let them get a sway or "set", and then get with it. It is a little more time then framed walls, but the whole home result is worth the extra work. I also do not pay any more for a trim guy to do ICF then in a framed home.

The exposed walls above the porches are less then 8 feet, so it comes down to about 160 pounds vertical load per foot. I don't want to cut the exterior foam, but rather seat the ledger to the wall...probably with redheads, and then brick ties ever 5 course. I have had one bid for 46k labor, and a low bid at $8700....
