GC's, Framers Re: New Construction


Once all the sticks are up is there a product or procedure you use for drying lumber so you can begin finishing work (sheetrock etc)? Have you ever had mold issues on new construction because your wood wasn't dry enough and got sealed up too quickly?

My experience with mold is on the drywall usully caused by interior forces, not caused during construction other then to say a flashing was not installed correctly around a chimney or on a deck. Rot in the walls that we have cut into are from poor maintenace and upkeep. A wall that is constructed correctly will breath letting moisture out. If water is directed in through unchalked opening and continues to come in regularly, that is when you have proplems.

Some places do, I have seen them use a normal burner plced in the basement, but a year ago a company I used to work for brought a machine in and it was winter time it had a mixture antifreeze and propane it did dry out the lumber shockingly this machine was huge obviously it sat outside and heated 4 family condos each condo had a burner in it. Iremember seeing 5 of these machines on the job site I wish I would of caught the name of them.

Get the wood down to 12% moisture content and you should be good. If the place is dried in you should have enough time between roughing in plumbing and electrical and interior partition walls for the wood to dry out.
