Before and After - 12 Unit Condo

This one was fun. I finally got back to take some finished pix last week. We built as much if it under the parking garage, as possible, to stay out of the rain.

The elevator shaft is 48' 2x8 timberstrand engineered studs @ 12" o.c. The engineer said he wanted continuous studs rather than 3 stacked walls because he didn't like three walls on top of each other. In his words, "framers can never get these things right." Since we couldn't get a lift back there, we made cantilevered scaffolds off the roof and built it one stud at a time. I took NO pix on that day...to protect the innocent.

I just did the framing - so I can't take credit for the cool looking glass railing system. The posts are continuous...i.e. stacked on top of each other. Then the main front beam is set into hidden flange hangers on the post and walls.
