Re: Addition/Renovation Project

mac,
I believe that we stood the leaning wall 5 degrees first. with temp supports back to wall. Its hard for me to remember everything, but I think the second floor was already framed and that little leaning wall/shed roof corner was framed last.

I agree, the architect, for what she charged these people, should have paid to have that window moved. I may have given them a price to move it at the time and they declined. maybe because it's on the back of the house they don't care much. not sure.
This job had a lot of change orders adding up to about 35k. that wasn't the architects fault, it was the homeowner just wanting to upgrade things. originally that side porch that put on where the new front door(42" dutch door) was supposed to be galvanized corrugated metal and I talked them into doing the red standing seam for an additional cost. back to the dutch door, if you guys ever see a 42" dutch door on a set of plans, get them to change it. it's simply too wide of a door to split and expect it to close tightly. the homeowners weren't completely happy that the top corner, latchside doesn't draw in tight to the jam, even though it's installed correctly. unless a much larger and sturdier center lock between the two door panels is made the upper one has just a little bit too much play to allow it for a really tight seal. I told them that's the trade off when you put in a dutch door, which I'm sure the homeowners never open the top only. plus the door cost them an arm and a leg.

Re: Addition/Renovation Project

I really like it Dan. From the framing pics to the finished job, it looks to be a very nice job. I cut my teeth on doing farm house additions and remodels then moved up to building a ton ranch homes in the early 80's. You know, just the plane/jane 3 bedroom jobs! It's nice to see a farm home renovation that looks modern yet clean. Good job!

I like the 2x6 exterior walls for some serious insulation. I wish more builders would build like that, if spec'd of course.
