Surprisingly, I am finding these type of issues to be more common in some of the higher end homes than one would think. And from my experiences, most all have been perpetrated by contractors (or hacks).

Can't help but scratch my head on 1) how these guys get their foot in the door, so to speak, to these high end homeowners and 2) how someone who paid close to $1m for a home, does not have due dilligence in screening and hiring a good contractor.

In BillD's particular case, I would not know.

I know from my experience, I know it is from a contractor (more times than not), as I have been doing work down the street, see the neighbors getting work done, work stops, next thing you know the neighbor is asking my customer all kinds of questions, etc, etc...we end up looking at the job, bidding it, and sometimes getting it.

Looking at that,I can't imagine what horrors lie burried in the walls and under the carpet.

Oh, no need to guess. They are what we (those of us around the Philadelphia Main Line area) like to call "main-line spacers". All the high end, custom residential remodelers use them on their staircases.

Are you telling me you never heard or used them before??

We're not high end up here in the woods. I worked on quite a few high end houses in the Anchorage hillside area and don't recall them there either.

What they do is find a good salesman. That's what they are used to, it is probably what they are in their "professional" life. They think that good business is good salesmanship, and like most "professionals", they think that the person doing the work is relatively unimportant.

It has been a while since I have been back east, are those Philly Main Line spacers a new fad?

I can tell you a little bit about what is behind the drywall in the basement, and it isn't much. The framing is 1-5/8" steel studs on 24" centers, with the track laid right on the concrete

I had to fish some stuff through the attic and down into walls and there were several areas where I could not figure out what they had done or why they did it with regards to the framing.


The owner I worked for did not have the work done but from what I was told the previous owner had a "so called" contractor do the work. It could very well have been a H/O special though, I do not know for sure.

Steel framing is galvanized with a zinc top coat, I would worry about the preservatives in the plates corroding the tracks.
