No Help For Framing Costs!!??


I`m seeing hundreds of replys on truck lettering pics and tile polishing, but no help on framing. Where are all you pro`s?? I just need a little help on framing costs on the east coast. Is the base rate around $6.00 sq ft???

Because this is a public site and not many like to post their own pricing. Answers on pricing issues are hard to come by, mainly because everyone is different. Mats + labor + overhead + profit.

I know this doesn't answer your question but at least you now know why no one else has responded.

P.S. Don't ask MD electrical pricing questions

Thank you, I appreciate the heads up. I`m very new to this site, but I`ve been a carpenter for 23 yrs. I have read ALOT of the threads, and I`m reading alot of pricing for many different trades. I`m not asking for some one to do my figuring for me, I just want a little input, because I don`t want to lose the job, or cut my throat.............

I know I am new to the remodeling biz too. Some one may come on and try to help you but be prepared for a lot of sarcasm.

Some guys forget when they were starting out, and I understand because ten fifteen twenty years ago this type of source was non existent and they had to learn the hard way so they feel every one should. I completely understand their view.

Also nobody wants home owners coming on here asking pricing questions trying to get one of us cheap.

Hey Murphy yes we are but its all in fun . You have to realized that you have big comp and small ones on here you sound like me a small one. so are over head is less then theres so we dont have to charge as much.With that being said you dont wont to under cut any one in your area not good for eather of you. Try and keep your prices with them framing has been a cut throat part of the traide for as long as i can remember.you can beat your head with this all day and say ok 6,00 a ft and the next guy will go 4,00 a ft try and sell your self as well

I'm out of your region so I can't help you with your pricing but I remember a thread where a bunch of guys listed the sq/ft price. Try the search function?

I've got a similar house, 3100 sqft, 10' walls, 8/12 roof coming up and I am getting a higher price, but then I'm in oil country.

Square foot prices may help to ballpark it. Get a set of framing plans and do some serious homework. Try to mentally dissect the project, make an accurate list of the tasks required to complete and go in armed with information that will justify your price. Lowest price does not always get the job or pay the bills.

Though sq ft is the way to calculate the framing price, one can't quote a price without substantially more information.

Walls taller than 8' require blocking and extra sheathing. That adds to the square foot price.

Slab on grade vs framed floor/deck. That adds to the price per sq ft.

Truss roof vs carpenter cut-in roof, that adds to the price per sq ft.

Additions will allways cost more per sq ft because of the added difficulty.

Details like soffits, fir downs, column framing, fireplaces, window box outs, hip roofs, all add to the square foot price.

Finally, location seems to be a really big factor. Out here in the southwest, costs seem to be lower than the NE.

resort town in colo 6.00 is low. others seem to do the same price with a better job. did a 43 corner house with unequal pitch hip roofs. only about 2700 sf conditioned but had massive loss of usable space upstairs. design stick frame, soffits off 8 ft., 9 ft., and ten foot lids, wide u shaped rough stairs, 12 foot by 20 some foot eyebrow, windows and arches over entry door, back porch timber framed off the top ridge over two floor window wall, broken up into 18 little weird rooms, seven ridges and hips for all except eyebrow, not to mention three build-outs on the 9 pitch sections.

got 12, 16 would've been fair but we wouldn't have gotten the contract then. paid bills but would've paid more if the designer had a concept of framing. look at the plans, man.
