Question

Help For School Project.


Hello everyone. I'm currently doing a house building project for my project management program in university and we're developing a project plan for the construction of a house. I was just wondering if anybody on this site would like to help me gather the information I need in order to make the project as realistic as possible. I mostly need help with time, resources and money. Could you tell me how long it would take, how many guys would be needed and how much it would cost to do the following:
(all of these items apply to a typical 2 storey detached house of 2000sq.ft)
1) complete the floor framing
2) complete the wall framing
3) complete the ceiling and roof framing
4) complete the flashing (do carpenters do the flashing?)

Thank you very much. Any help is GREATLY appreciated. I will provide the finished project to the site for anybody who would like to see it when it is complete.

Sounds like they need to give you an estimating class before they give you the project management class

Without alot more details on the house, it's difficult to even get relatively accurate numbers for you-maybe for the times, but for the costs, forget it. Can you get access to a Means book or other cost data and pull some numbers from it based on some quick takeoffs (like LF of wall, SF of floors, etc)?

IF they are excluding all the finishes that would make this a complete house, why on earth would they include flashing? If theres no roof shingles, what good is flashing going to do

I know there's some larger framing crews in my area, Amish chief among them, who'd have a 2000 sq/ft ranch framed and dried in during one day.

My IDEAL was this Sometimes it worked - sometimes not.

Now reality is another story. Some factors play into this the wrong way. Weather, materials, components (bad wall panels / trusses / plans), unpredictable personnel attendance, scheduling conflicts, you name it...some days its like walking head long into a blizzard.

As long as you don't go insane because the project isn't exactly going as planned - you'll be okay. Just factor in for "Murphy". I've found that to be 1.5 (except in Clarksville, TN where a factor of 2 is required)

Like the hottie female Air Force captain had as her email tag line in Korea..."Flexibility is the KEY to Airpower." To which we all joked we wanted to see for ourselves.

Hello everyone. Thanks for the replies. I didn't include any finishes because I just want to get a quote for the framing work. Do you think it would be feasable to make a budget of $10,000 in order to frame the entire house? 2 storeys, 2000sq/ft, typical construction;nothing fancy. Do you think it would take 5 days between 3 guys? Any insight is greatly appreciated. Thanks.

PS, does anybody know who would typically do the flashing?? (ie the framers, the roofers etc)
