We all see that but they only have $XX and hopefully insurance. Then you get to do the insurance tapdance. Yada, yada, yada.
I've actually done pretty well on these deals, WITH ins. With out it, most will fill up half of your day pecking over useless details. Just 40 yrs. experience.
