Second Story Additon/Custom Home: Texas Remodel

Here are some pictures from our current project. We are building a custom home on the existing foundation and framework. Major Remodel. 8/12 roofing with techsheilding. 1,200 sq. ft. addition. Restoration/Remodel...Tell me what you think good or bad.

The work looks fine from a few pictures taken at a distance. The over-all design seems a little weird though. Looks like a convention center. Maybe I am just not seeing it though.

This is an infant stage...Core framing...I am confident you will be pleased with the end result....Check out my website in about a month and the fireplace, roof and Sheetrock will be done. (fireplace will be a see through..(ie:double sided)..etc. We spare no expense with our customers.

That's a remodel?

It looks great. Design from other parts of the country are always interesting.

Only thing I can suggest is...

pick up tha damn yard!

Go easy on him Framerman, I think that is the norm for Texas. There were alot of Texans up here in the 80s, and all there sites looked like that.

Looks like a fine job and quality workmanship.
What's the story with the techshielding?
What material is it made from?

I'll second that, it looks like a bomb went off.

Everything else looks good though.

Break down and get some real scaffolding or at least some pick boards and ladders. That 2x junk in front the of the garage says "imported labor and safety standards" to me.

Imagine what it says to OSHA. $$$$$$$

Too funny. I only noticed the yard after you mentioned it. Loneframer is right, it is a Texas thing. We NEVER used to worry about job-site order. I have cut rafters on a three foot pile of scrap 2x6s from the rafters already cut. I think the framer's think that they don't get paid enough to worry about the mess. It becomes the builder's problem.

That's night and day different from up here in WA state. L&I (the meaner brother to OSHA) can shut you down for a disorganized looking job site. No joke. If it at all looks like you can be hurt...they will get on you. So now, I get paid to keep things clean.

Nice looking job though. Stick roofs are the only way to go.

What's the timeframe? How long before completion?

Re: Second Story Additon/Custom Home: Texas Remodel

Techshielding acts as a radiant barrier, reducing energy costs.
>>>
>>>The pictures of were taken during lunch. It would be very hard to keep it super clean and get anything done. They clean up at the end of the day. The space here is non-existent. The pictures are actually the back of the home. The front is technically on the canal where they keep their boats, which has no access.
>>>
>>>This is all these guys do...There is no need for expensive scaffolding. The space is very limited on this site. Scaffolding would be time consuming and intrusive. We are at day 12 here with some bad weather days. Should be done on tue. or wed.
>>>
>>>Texas is not regulated as heavily when it comes to things like OSHA on a residential project. Government down here is not as much a priority as being able to be productive. Especially after a disaster like IKE. We are still subject to heavy inspections for Texas Windstorm and normal building codes. Other states really need to emulate the south more. Right to work states and conservative budgeting coupled with no income tax has allowed us to stay productive through some tough times. Houston housing markets are consistent. Most of the problems are all related to HUD assistance programs. Support your local T.E.A. parties.
