No graspable handrail at the back steps and no disconnect at the electric water heater.

No wait, I was wrong in my pricing a little bit. I revised it in the OP.

I removed the Asbestos Siding using a Hammer and flat bar (wonder bar), If you ever replaced a shingle on a roof, its the same way. Gently pry the shingle out enough to lay it back down and the nail head should be sticking out. Take your flat bar and use it as leverage for the hammer to pry against pulling the nail out. Take the nails out of the piece you want to remove, and the nails out of the top shingles above the bad one. Dont think it would look right if you overlapped.

Its a little more than 25k now.

I dont work cheap for customers. I paid myself what I needed to, to get by on during this project. I paid myself 25/hr Salary. Looking for the bigger chunk of pay at the end of the flip. As long as my bills are paid and all is well. I cant complain about not getting 35-40/hr for a few weeks to take a potentially 30k check.

Hmmm, handrails are just fine. Every other house in Richmond with new decking has handrails identical to mine. By all means correct me if i am wrong, but the inspector passed it.

There is shut off valves to the HW heater. I assume thats what your talking about. CPVC in-line ball cock valves.

Maybe we are not understanding each other. My sideing overlaps about 1 inch at bottom and top. Like shingles, just not as much overlap. No mattee. I do not like them, because unlike roofing shingles they just butt end to end with no end overlapping. Seems like an easy place for water to enter. They have been used for years though.

I think the toilet and vanity should have flip-flopped places to make for a better layout. Also, I don't see any upgrades in either the kitchen or bathroom as far as electrical goes. Porch too.

Might have added another $4.50 in material to correct the vent at the back of the house. Also, did you remove the old oil tank that had fallen over, or is it still sitting there. Seems to be on its side in all the pics, or at least heading that way.

And MD was talking about an electrical service disconnect at the WH not water. I've never seen an inline ballcock.

Wow, that's a shame. Someone could have bought it and hired a company to do an 80k remodel on it and actually had a nice little house.

Once the final numbers came in I realized I was over 25k just a touch.



So Labor Paid includes your hrs @ $25/hr right?

All the work you subbed out (HVAC, electrical, painting, etc) is covered by the Contractors figure?

Congrats on coming out ahead. Nice resto on the wood floors too.

Good job. Housing prices are cheap in your area. I would have fixed that vent too, and the walkway looked a little tilted to the right but that could just be the pic. Overall for the budget I think it came out good. I just still can't get over how low your house prices are!!

Do you consider this to have been a green project? I rode my bicycle to a remodel I was doing, so I considered it green construction.
