Just under 25k

Who says you cant do alot with 25k.

Its was a POS and still is a POS imo. Were flipping it so budget was tight.

Ok now that you have seen the Hell hole. Here is a list of things that we did.

Replaced all skeetrock in the house.
Rewired the whole house, added lines, lights, 200amp service upgrade.
All new plumbing.
All new trim.
New paint.
New cabinets,countertops, kitchen
enclosed back porch to utility room.
Tiled kitchen, bath, utility room.
central air
Refinished living room hardwood flooring
Installed carpet in 3rooms
Relocated hotwater heater
Framed and installed bifolding doors in closet.
All new shelving in closet.
All new fixtures
Painted exterior house
Replaced broken asbestos siding
Replaced roof, 2x12 pitch rubber membrane.
Put the lipstick on the pig.

We did some other things but its alot to list.

So here are some other pics.

This is what I have so far. I am still waiting on the carpet to be installed, HVAC still needs to be installed. Other than that I am done and we are going to list it for 150k FIRM.

We bought the house for 70k.


Total Spent Per Job
Job - Parrish
Materials -$8,956.13
Contractors - $6,600.00
Labor Paid - $11,675.50
Gas - $949.07
Total - $28,180.70
Once the final numbers came in I realized I was over 25k just a touch.

In one months time I am in and out.

Opinions good or bad accepted.

I will more pics after the carpet is installed and the final cleanup.

Did you go back with the same baseboards?
How did you replace the masonite siding without damaging more, and where did you get replacement? My house has the same siding and needs some replaced or covered.
Property must be very high in your area. I could by 4 or 5 houses like that here for that kind of money. I am often amazed at the price of property in different parts of the country.

Nice improvement. How many guys worked on it? Did you replace the central unit?
I really have the urge to try something like this. I know of two properties here, one for 19,000, one for 15000. Both are bigger than that one looks, but I figure somewhere around 20,000 to get them up to par with me doing most of the work. Those prices ( I think) are or best offer. I'm not really sure how much, if any return I could expect on them in this area.

All the trim is new, all 1x10 and 1x6.
This siding is Asbestos, since you cant get that anymore. Lowes has a brand made by GAF. Its 70 bux per bundle and theirs 15/bundle. Its easy to replace, just one of those things you cant rush.
150 for that house is actually on the low side for what the rest of the neighborhood is selling for. We only took it because the price was a steal and a potential 50k profit was there.
It was me and another guy that did everything but paint, electrical, plumbing, and hvac.
I dont know much about Alabama's real estate market, but its slow over here. The economy isnt the greatest right now. Were are planning to flip 5 houses next spring. Buy them in the winter around the holidays and just throw low ball offers out to everyone and see what we hit. List in Apr, May and see what happens.

Sure the scenery is absolutely beautiful. At 6:30 am every morning a man comes stumbling up the road with what appeared to be a brown paper bag with a 40oz. As you watch the Sunrise in the east youll be over looking the daily porch sitters that just sit on their porch all day long. Occassionally that same man with a 40oz will come to you everyday and ask you for 50cent and a cigarette. When the sun starts to set, your fellow neighbors will all start standing around in the middle of the street all in matching uniform. White tee shirts that go past their knees, and black pants that, well. Are around their ankles.

Not a place I would want to Vacation to. What gets me about Richmond. The street the house is on is a POS street. One street over its nothing but college hotties walking, running around the block. Its located in the city.

Asking price is $150,000.

interesting, good luck, i cant buy a shed around here for 70,000. my flips, i always end up in for well over 500,000. keep us posted.

Bah, not really. Not our finest thats for sure. We slapped this piece together. When you do everything from demo, hanging and finishing, trim, cabinets, making the countertops, installation all the flooring, enclosing the porch, ect,ect,ect, (which btw the floor joist are 2x12 in the utility room . I wanted to create a smooth transtition from kitchen to utility room, to make it part of the house.) I was under alot of pressure getting this thing done in such short time. But didnt cut any corners.
