We've Listed Our House!!!


OMG!! I've never sold a house before (neither has my husband)!! I'm nervous as heck. Especially because we need to sell this one before we can buy another one and the one we are looking at, we might not be able to get, so we might end up homeless!!

Since we are on the tail end of remodeling this one, there is still a few things we have to finish up. We are going to let the buyer do a few of the things like flooring and deciding whether a room will be a den or master bath. If it were completely finished we could list at 310k, but we are at 294k for now. That works for us and our needs. More is better though, pray for a bidding war!!

Anyway, got any tips?!?!

yea I got a good tip for you. FINISH YOUR HOUSE

List your house @ 310 and give 14 back in repairs on paper to the new owners or list as is and start at 300k

It would cost more than 16k to finish it, so it doesn't make sense to do the work, especially when we can't afford it. As it is we have to borrow 5k to finish what we NEED to finish for the 294k.

Don't know where you live in Ct., you've said the market is flat where you are, no work, so I don't think I'd be hoping for a bidding war.

Yeah, I would want to finish it too so you can ask all the money for it. Unfinished houses really limit your buyers to people who are looking to do some work themselves or people who are looking for a deal on something. Both, not good for getting the money you want out of it. Easiest house you will ever sell is one that is absolutely perfect. You can stand you ground and demand top dollar or move on and find another one like it (that doesn't exist of course).

Unfinished houses really limit your buyers to people who are looking to do some work themselves or people who are looking for a deal on something. Both, not good for getting the money you want out of it.

The RE agent said people ARE looking for houses like this in this particular town. It's really hard to get property and anything less than 300k is almost impossible. They are willing to do a little work to get into a house for cheaper.

The house is immaculate, what they will need to finish is paint and flooring. To their taste.

*shrugs* Eh, she's listing for what we want, we need at least 200k. In an ideal world we would finish it, but it's not a "fixer upper" it's a custom remodel that just isn't finished yet. What is done is mint.
