Wallpaper Removal


I have removed wallpaper many times, there have been very simple,easy jobs and many hard,stubborn time-consuming jobs
I have never been able to bid the jobs (easy or hard) to make a profit
What is the best way to estimate a wallpaper removal & still profit

T&M at a high rate.
Or, keep accurate production records of different papers/substrates of how long it takes to remove *** from YYY. Then ALWAYS test the material at the bid. If they won't let you, then go T&M.

I always bid a paper removal of an ave. size room at $650.00, because I know my production history says I can remove and prep walls in a day. Then the charge is $750.00 for two coats on the walls, one on the trim plus matierials

Some times we have a problem with the t&m, we do some work for a real estate managment company and they need hard dollar pricing for some projects. We usually figure a worst case sceniro time which is high, and tell them if it doesnt take as long we will reimuse some labor. It seems to work. Usually the problem isnt taking down the vinyl its repairing the sheetrock afterwards, it seems like alot of people skimp out on sizing. Everyone should use sizing because you may be the person taking it down next time!!!
