I do allot also, just did a job today.... there was a layer of glue from a previous layer underneath. And some parts were primed over... was just thinking about this subject today.... my price starts at $200 plus all supply's... I've run into a few real bad ones.. horse hair plaster and older homes... I have never met a customer that hasn't said.... ow.. there's just one layer... it will come off easy.... I'm thinking of switching to time and materials also. I just not used to working for T&M.

Testing a patch before submitting an estimate is obviously critical. Once determining what you are facing; experience, proper technique, stripping solution, and tools can make the job very predictable and profitable.

Paint, vinyl coating, or other impermeable surfaces can be busted with 36 grit in a palm sander. That usually takes about an hour for a 12 x 12 room. Soaking the paper is another critical step. I've seen too many impatient people who spray and scrape, spray and scrape and wonder why they get nowhere. I keep telling them, LET THE SOLUTION DO THE WORK !!! And then after scraping, they allow the wall to dry before washing residue paste off. It's like stripping the same walls twice. Efficiency is the name of the game.

It's sinful how much I can make stripping walls - and the customer thinks 5 hours for a dining room is magical. And then there WAS the magical room last summer. A 10 x 15 x 7.5 that took 1 hour and 15 minutes. I even impressed myself

The last time I did T&M was in '79 on a five layer job and two of those were painted, yah that was a nasty one. Actually had to rent a steamer.

Keep records of all your stripping jobs so when you face others similar to it, you can give an accurate estimate.

We do time and materials on wall paper. We just don't get a lot of that here, most of the homes where we work are newer and there's very little wall paper.

I just found this site today, I maybe late to the game, but I would like to add my two cents.
I have been a wallpaper removal contractor for about 20 years, and just like one of the other gentlemen said 10 to 12 dollars per roll is what I charge.
I would say in the twenty years or so that I probably lost money on only a handful of jobs.
After doing it for so many years you just get a feel for how it will come off.
Oddly enough, in the area of the country that I live, you can kind of gauge how it will come off by were you are doing the job.
Meaning that if you have a job in a middle class neighborhood it may come off a little tougher.

On the flip side higher end homes tend to be easier, the reason that I have found is that the more money you have the higher end paint you use.

I never do by the sq on paper removal.. Where i am, the homes have hidden demons =)....

Doing a test section is a must in all rooms having paper removed... Some paper has no tensil strength and it is a bear to remove...

If you have a lot of experiance with removing and/or hanging paper - pricing shouldnt be a problem really....

Cost + profit etc etc etc... right?

I work on set prices with my customers.. They're also aware that if I find anything under the paper that needs fixing (unknown old holes, outlets you name it) i back charge them for that work as well.. All customers usually dont mind and trust me - do enough paper removal and you're going to find crazy ****... Once i found a picture and date drawn on the wall of Haleys comet was REALLY old - forget the date... Think it was in the 30s or 40s...
