One thing to add there ..... cost of materials and any percentage of overhead that you have.

I thought you were saying you do jobs under 500SF for free. I was going to say come on over "Sub" Brotha

When doing specialty work I always do T and M + profit margin.

Its easy to make a educated ballpark figure on hours, but add to it for the hidden varaiables.
