What Would


What would be your estimate for the following work done.

Demo roof, clear off charred timbers, reframe new walls external and internal (2nd floor) New complete roof, shingled etc, building wrapped, new windows, all insulation, new electrical and plumbing in all new sub flooring?

Just a rough ball park figure for the above 1000 Sq ft 2nd floor. The rason im asking is customer seems to think its too expensive.

80 to 100 G's, maybe more with supporting structure damage. Home-owner is maybe trying to pocket some of the Insurance money.

Well so far the bill came to 21K - All the profit was to come at the end, but it looks like i may just part company with the HO and learn a lesson from it.

You got to know when to hold'em, know when to fold'em.......

I hope that you made SOMETHING on the part that was accomplished. That's why I work on draws, taking all of the profit on the back-end can really bite hard.

At the start of this project i was told they were caught bad by a contractor before, thats the main reason i put all the profit at the end, but yes i did make at least the rate i wanted for my labour. Just sucks to get to this stage and have them get cold feet. Im just happy that if they wanted to try and sue, even though to my mind they are breaking the contract by not coming up with next stage money, the amount of work done would surpass the payments. Thats if you understand what i mean. As for walking away from it, im just making sure i dont get in further and be out a bunch of money that i may not be able to recover.
