Turn Around Time On Kitchen Remodel...


I'm trying to design a business strategy for my company.

I'm curious to know what the average turn around time is on the average kitchen remodel?

What are the things that cause the biggest delays?

Explain more in detail what an average kitchen for you is?

Break it down further, an average kitchen for you might be a very high end kitchens for others, vise versa.

I guess I was thinking the average kitchen would be the kitchen scenario you run into most often. I wanted to get a cross section of what your average is.

After re-reading, I see my question was a little fuzzy. Let me restate it this way.

For you, what is your average turn around time on an average (small to medium sized) kitchen remodel?

What do you find are your biggest delays?

AWOL fixings and materials. Always check those bags and boxes 'cause you know you'll find out you're missing some hinges or machine screws at 4pm on the friday afternoon. I swear theres a disgruntled employee at HomeBase that takes stuff out each inventory just for kicks.

Out of square walls.

Waiting on other trades to get on. (If you're subbing out the plumbing, tiling etc.)

They take a good month.
Week 1 demo/ rough ins
week 2 inspections and drywall (your biggest delays)
week 3 hangin cabinets,trim/tile +/- few days
week 4 final hook-ups /odds and ends
A direct replacement no demo should be done around 2 weeks.

Are you building the cabinets, or installing pre-fabs? Building your own, in a full kitchen remodel, my average completion time is 2 to 4 weeks (I guess that would be 3 weeks... ) Installing prefabs, probably 2 1/2 weeks.

Granite and other solid surfaces are the biggest problem. Nothing can be fab'd until they can template it, nothing can be templated until the cabs are in. Around here 2-3 weeks is standard template to install time.

We've got a company I use now that does it in 3-4 days!

Funny story is I got a call from some new fabricator wanting to get some bids on our work, I asked him how long was their turn around time.... "2-3 weeks", he got pissed when I started laughing. I asked him if he knew any basic business principals and if he did what advantages did he think his company had in the market place when they were the same as anybody else that I could call by closing my eyes and pointing to a name in the yellow pages.

He didn't think it was as funny as I did.

Ensuring there is proper ventilation for the range you will be putting in. The wiring and the plumbing locations being correct or easily movable. The condition of the flooring underlayment. The style of range matching your cabinet and countertop surface finishes. The wiring and outlets being updated to GFI. Countertop outlets and covers to match (usually ivory or white looks tacky and Lutron is expensive). Countertop finishes.

We can usually complete a full kitchen in 20 - 30 days including tear out.

1 month seems about right with a complete remodel. For my company, the biggest delay is rough electrical. I seem to do a lot of kitchens around 25 years old and they are always behind the times when it comes to circuits. Current project, I had to add 7 circuits for the kitchen. Didn't help that the rest of the 1st floor was piped through the kitchen too (conduit). We added 400' of pipe and ran about 1500' of 12ga wire. 30 lights were added and a 40A 240 line for new double electric oven.

Since I'm normally among the first subs and and one of the last one's out, I'd guess that 8 weeks is about average for the one's I'm involved with. Done some in as quick as 3 weeks, and some have drug on for a year or longer due to high-end finishes and lots of crazy details.

Some kitchens from demo to finish, manufactured cabinets, quartz tops, 3 to 4 weeks. $35000.00 to $50,000.00 costs.
Change out cabinets with laminate tops and tile backsplash, 2 weeks. $20,000.00 to $25,000.00
Higher end $50,000.00 and up, who knows. Best guess when customer asks.
And it could be shorter, longer, less money, more money since they are all different. At least as far as residential single family homes are concerned.

Biggest delays for me are- damaged cabinet-tops measure-faucet or lights back ordered and the list goes on.

Try doing one that is Full remodel. Estimate was for 4 weeks and $43,200. Order everything in, start demo. Pull up old flooring to discover subfloor, 3/4" ply is rotted away.Coming up in strips 2"x8'. Take 1.5 days to get it all out to find all floor joist rotted as well. Hmmm follow rot to discover entire outside wall is rotted. Drywall,studs,rim joist,sill plate. Is this scary? Anyone having nightmares yet? Turns out in years past they had a porch that ran backwards and leaked into the wall that was rotted and got into the floor. It was a true nightmare. Additional $42,000 and 6 weeks fixed what is now a beautiful kitchen.

Not to get too OT, but with extensive kitchen remodels, what do you guys do to accommodate the HO while there kitchen is disheveled? Any tips beside being as cordial as possible and working fast? I find baths are not as critical, because most homes have at least 2 baths, but most have 1 kitchen. I also find no matter what stage a remodel is in, there is no replacement for a clean worksite for customer relations.

Tell them to get used to eating out for a while. Then set up their microwave and fridge in the living/dining room if possible. One of my clients added a wet bar in addition to the kitchen remodel, so I installed the bar first. It gave them a kitchenette to use while the main kitchen was being worked on.
