Proper Way To Handle This...


I am in the process of giving an estimate to turn an unfinished deck into a year 'round sunroom. The folks want heating/air, so the space under the deck will have to be enclosed. Presently, the deck sits on concrete encapsulated pile-ons.
Just wondering about the proper way to handle this. It will be sub-contracted out but would like a little knowledge before I start the process.

Call the city inspectors office. They should provide you with general guidelines to get you started. If you are subing the work, you are the general contractor and you should already have a license right? You will want to get all the proper permits so nothing bites you in the a later on.

You should also make sure you get the subs insurance certificate. That way you not on the hook for workers comp. payments!!!

After sealing the under side out to the beam use blown in insulation to fill the joist bays and then use batts to fill the cantalever.

I have to say check with the local inspector as well. I know here they require a full foundation to have a porch enlosed.

What do they require there for mobile homes?

Darn good question. I never asked them that. The porch I am currently building is open because of this rule. When I went for the permit the first question was is it going to be enclosed? I answer no why and that's when they gave me the foundation rule.

Why do you think the darn things blow away in storms they don't ahve foundations only sitting on some blocks with ground screws I think alot of states have started to require true foundations under them but that is not my field.
