Ya I asked a restoration contractor friend of mine once "how do you quote that stuff" He told me he figures his material and labour cost and multiplies it by his phone number. That should cover it.

Multipliers sound about right... electrician by trade, old home owner by weekend. Got a few friends that have done or tried to do one. I still think the one of them is going to end up bankrupt by trying too much too fast.

My last small project here was a weekend or two... until I found the top plates rotted clean thru

Counseling budget a must... she thought she understood... I thought I explained, yet she would like to kill me whe I always have something else I should be doing!

But, at least to date, I am still glad I am doing it

Rent a motorhome to live in.

Get rid of the horsehair plaster.

Renovations are like rolercoaster rides. See a shrink when needed, fish alot send the wife shopping.

I can second this. Going on my third year remodeling my house, should be in this summer. When I bought mine I thought it was going to be a simple, tear out the plaster, insulate, electric, plumbing & drywall. Now that I have reframed every single floor in the house, reframe 50% of the exterior walls due to unseen termite & rot damage, I wish I had built new. Budget twice the money you think you'll need & twice the time. I also agree with the couples therapy.

My knowledge gained from this process is priceless. Mainly, NEVER AGAIN!

What is every one's deal with getting rid of the old plaster?

You do know that not one stud will be staight, plumb or true beneath all that plaster.

The timber didnt have to be true, the plaster guys had to make it true!

THere is such a thing and it worked well for many years. The horse hair acts as a fiber to hold things together, sort of like Asbestos without the health risks.

I can't believe somebody that remodels doesnt know about horsehair plaster! A little off topic but I've always wondered why horse hair? Why not cow or some other furry varmint.
