Master Bedroom Placement


I am currently working on a complete gut and remodel project, and am planning the layout of the master suite. It is a 2200 sq ft ranch, with 1 large bedroom, and 3 small bedrooms up, and another bedroom and bath in the basement.

I initially planned to combine two of the smaller bedrooms in the back of the house to make the master suite, but then started thinking about using the larger bedroom and combine it with a smaller room use as the master bath. The only thing that bothers me, is that this will make the master suite in the front of the house.

Once the house is done we expect to put it up for ~$750K, and I wanted to get your guys thoughts on bedroom placement.

Realtor says it should be ok, but others have said different...

Investment wise, keep the plan that keeps the most bedrooms.

I agree. Is there a walk-in closet in any of the bedrooms? I usually consider a master "suite" as having a walk-in and a full bath. If not, is it possible to just add a half bath to the larger bedroom?

Then you would have 4 bedrooms and 1.5 baths on the 1st floor and 1 bedroom 1 full bath downstairs.

I see your point about having the most bedrooms, but in this neighborhood, and at this price range, people are looking for a master suite with full bath. Just cant decide where to place it.

Can you post a floorplan? I am in the planning stages of a similar project, taking a 3/2, split plan ranch and converting to a 2/2.
