Interesting Remodel


Thought maybe you guys might enjoy this. I did this a few years ago for a couple of widowed sisters (whom I thought were crazy when they approached me on it). At the time, total budget was $90,000 (not counting lot) and we came in under by a good margin.

GREAT JOB SHAMROCK!!! Was the moving of the buildings to the new lot included in the figures you mentioned? Also, did you ever figure, roughly, how much more it would have cost to build it all from scratch, seeing there wasn't much left of the original structures?

Actually you'd be surprised at how much of the original was retained. The back house was left pretty much as it came and except for the new upper floor on the front portion, it still has much of the same layout....including it's 6'8" ceiling height. Never really gave much thought to how much it could have cost to build new since the owners were dead set on keeping most of the original. Some of the woods used inside could not have been duplicated...some I've never even seen before. The only thing the pictures don't show is a fireplace and chimney we added after discovering there wasn't any room to to run the HVAC ducting to the upper floor (this was an add on that everyone sort of said 'oops' on). Chimney gave us room to run the ducting. Price did include moving the houses and all pilings. Red house was on lot so it was only the smaller back portion that had to travel any distance (about 3 miles). I think the biggest bitch was cutting off the old roof. It was one layer of wood shingles and then 3 layers of asphalt shingles all over wooden slats. Damn stuff weighed a ton. Thats me smiling away with my Milwaukee worm drive while I cut the thing into sections.

Shamrock, I have passed by that house for years on the way to surf and fish. Good job. Under 90,000 is impressive. Who moved the house for you? I saw the Matiko brothers on the history channel last night. Whats the cost on that move you did? Was it included in the total you gave us?

Wayne Overton did the move. Really a very nice gentleman. A little less than $25,000 was used for the move and having the pilings set. I believe about $13,000 was spent soley on the move and positioning the houses. If I remember correctly, the sisters bought the lot for $125,000 which included the red house. The smaller back house was free. So all told, they ended up having a bit over $200,000 invested. Probably worth 4 times that now with the sky rocketing real estate prices these days. Really was a fun job. No plans or nothing. The sisters had a vision and we just sort of flowed with it even as their ideas of what it should look like changed ever other weekend. The building inspectors basically wanted nothing to do with it and we got stuck with their rookie inspector who ended up being a pleasure to work with. The sisters sort of had a fear of flooding and wanted the place as high as possible. We had one gentleman (Wright Emory who put the web site together) on the site everyday. He's a long time friend of the sisters and acted as their un-paid supervisor. We used him as our un-paid helper. Here's a link that shows a few interior shots.

Thanks guys!! To be sure, this certainly wasn't a project that one could walk into and even remotely know what to expect. Due to keeping the costs under control, we were able to get quite a bit more done than either we or the homeowners expected. Both myself and the fellow I hooked up with to do the job (one of them old time New Jersey carpenters who likes to constantly remind me that there was a time when people actually ripped lumber by hand and drove nails with a hammer...Ron Ordaz...a gentleman in every sense of the word) weren't sure what we were getting into. I think it ended up being a high point for both of us in terms of job satisfaction. About a year later, Ron and I teamed up again to build a near life size pirate ship for a putt-putt course in Nags Head. I think we spent the first week mostly scratching our heads until the architect finally threw that plans away and told us to just make it look like a ship.
