Insulation Options



I bought the house across the street from mine as a project for rain days (I’m a roofing/siding contractor). It was the eye sore on the block but it’s now the best house in the area.

The walls are all open right now, and I’m thinking of going with foam insulation in the key areas. The foundation is on grade for 2/3rd of it, the other part is a 1/3 basement large enough for the furnace and hot water heater. I was going to foam the lower parts in the walls to ensure they are sealed up good, around outlets, doors and windows and cellulose the rest. I’ll put ridged board insulation around the basement walls and I have 1” around the outside already.

Is it worth the investment? Or just go all blown in?

Its worth the investment if you plan to kive and stay there for a while. you'll have to calculate the energy savings, and determine how long it will take for the investment to pay off. That being said, if you are flipping the house, a potential buyer might see the value of the upgrade you did.

Location is western Michigan, so it gets pretty cold. I'm actually going to stay in the house for awhile. I'm not looking to sell right away, but if I ever do I'd like to be able to sell it with out paying capital gain taxes.

While there, I'd like it to be pretty efficently operated. I'm thinking of using foam because it's an older house, its not real tight. Using it more to prevent air infiltration than for the R-factor.

I'm the type of guy too that likes to have LOW bills or NO bills. The house is about paid off and the payment is $170 a month. I like the comfort of knowing that if **** goes and hits the fan, I can collect cans to make my bills.
