How Long


I am framing out a basement with block walls. The room is roughly 44X12.
I'll also be removing 2 6x6 windows and installing 2 sets of french doors( cutting one row block top and bottom and installing header), furring down ceiling. then installing sheetrock, painting, and trim. I have 2 questions. 1st how long to frame block wall using tapcoms with 2 people. 2nd. How much would you charge. Include laying tile on floor. Ill also be installing spiral stairs to 1st floor and framing for closet.
My Est. Materials and Labor 20,531
How is my est. Not sure how much time to allow for framing using tapcom screws. The price is for me and one laborer. Thanks You

Use a ramset or hilti gun for the firring strips, it will go three times faster.

After reading the other post on here it seems that people prefer tapcom to ramset. I know alot of you guys dont want to help on giving a price so dont do that. Just help me figure how long it would take to put up the furring strips. Any help would be appreciated. As for the "how much" does do you think the price is fair and if not what other things should i consider.

First of all, I wouldn't attach anything to the block wall - ever - ever - ever!!!
Build 2x4 walls 1-2" away from the masonry wall with a pressure treated shoe. This allows you to get straight walls, install insulation & electrical. Say nothing of the moisture / vapor barrier issues you will create.

It's a lot faster that tapcon or other methods, too.

That's the way the pros do it and it's just my opinion.

there is only one wall that is back filled and it is only 4'(backfill). The other walls are exposed to ext.

Generally, framing off a basic basement is about one day.

If you are bringing the lumber yourself, factor in the loss of a day: Picking up lumber, transporting, loading job, picking up tools, setting up tools, marking out floor, setting up for "production", etc = at least 3/4 of a day...before you actually start framing.

Large basement: 1,2 or even three days. Walls go up quick, if you are framing in for drywall ceilings, that is the part that will eat up your time (boxing in soffits, etc)

...as already stated: I suggest using a powder actuated .22 cal fastener for the wall framing = much faster.

If you want the walls to stay put Tapcon them to the floor. Get an SDS Plus drill and it will go fairly quickly.

I second tcleve, don't fasten anything to the block,frame walls an inch off the block so they have a dead air space between the block and the insulated wall.

If you are worried about the walls not being anchored enough....remember that Hilti's and .22 cal powder actuated fasteners are the standard anchoring tool for wall and concrete when doing steel framing (commercial and some industrial). They don't use tapcons = takes too long, and unnecessary.

Now, on the other hand, if you are still worried about using a Hilti alone, then you could go thru and add a tapcon evey 6' +/-, or so, after you are done framing the walls using the Hilti. This way, the actual framing process will still go faster.

Atlantic,

Just because something is standard spec does not make it a good way to build. The first thing we do before setting doors in a commercial building is tapcon all the walls to the floor at the door openings because they will move.

I agree with your method of framing up w/ the Hilti and then adding fewer tapcons. Acutally I would say a 1/4" tapcon every 2 feet would be sufficient, just something to keep the floor where it was nailed so the nails can't work the crete loose.
