What's Important To Larger GC's


Lately I have been requested to do alot of bid work for larger GC's. Examples: A) 2 complete buildout's of interior mall or strip mall space, about 5k square feet, B) OSB, wrap and hardi for about 90k sf of apartment complex, C) framing, roofing, trim and any other trade I want to bid for 30k to 60k sf new hotel construction.

Some of this is labor only, some is labor + materials.

I might be a 300k piece of a 2M project for them. This is new to me.

How is, say, workers comp handled? Would I bid a labor rate with wc in it? Or an 'unloaded' labor rate and they would carry the coverage?

This dollar size or projects is ok for me, but the jobs I have done that size were ones where I was the general with my own guys or a few smaller subs and I carried all the overhead and insurances.

Who wants to mentor a guy getting calls for larger 'sub bid' work?


ETA: this doesn't mean work is booming here... I think it means more that the local large generals are looking for cheaper alternatives to what they have been using. At a walk through earlier this week, a guy pulled up in a truck with tags (10 minutes late to the meeting I might add) from RHODE FRIGGIN ISLAND! This is on a little ole job in south Louisiana! Guy proceeded to jaw with all the gc's saying they were going all over for work.

Labor only includes what you will spend on labor, your OH during this period (WC, Ins, Phone, etc...) & Profit - the only thing you don't add in for is materials

Make sure if they are supplying nails, etc... that they will work with your guns, or if they are supplying them (some do, some don't)
