Warranty


On residential new contruction, what type of warranty do any of the posters give buyers.

Has anyone ever bought a warranty? Like you get when you buy a pre owned home.

When I worked in Florida my company gave 1 year (bumber to bumper) and 10 year on certain structural items.

I give 18 moths on my vinyl and 2 years on windows, plus manufacturers warranty. Dont know if that helps or not. The better the warranty, the more comfortable the homeowner feels, but ya gotta back it up. Ive went out on a hundred stupid calls, but it shows commitment.

I don't offer one or advertise one, per se. I do, however, take care of anything at all within the first year- no questions asked. After that, it's a judgement call on my part as to how much I like the people. It's my way of keeping from having to revisit PITA former customers.

It's very rare that I'm even asked if my work has a warranty. My usual response, when asked, is "How long of a warranty were you looking for". Whatever they say, if it's reasonable I grant it, since it is the rare person that even asks. Callbacks are rare in my line of work, except for manufacturer's defects. I struggle to use the best quality material known to me for a particular task, and that helps with that issue tremendously.

I don't do residential new construction but I offer a 5-year workmanship warranty. I don't warranty the materials although I am VERY selective with the wood I use, especially cedar.

I offer one year in writing, but I will always back up anything that I feel is reasonable that is reported within a reasonable time frame.

2 years or 24,000 miles, which ever comes first. $250 deductable.

The structural warranty is something that we have no worries about as we have never had a sructural warranty issue ever come up because of course we build it right. The workmanship may seem short but it is not uncommon to go back a year or two later to fix a problem that may arise even if we are not obligated to. This is a great tool for referrals and to keep that customer happy and to want to talk about our company to their friends and families. If the customer is a constant nag then we have legal recourse to turn the customer down(customers have to be pretty bad for us to not make a good attempt to make sure our customers happy though).

Thats a really good deck warranty!Most guys around here give you till they get out of the driveway.lol

I always give a 2 year warranty on my workmanship, and whatever mfg. warranties I can pass on to the consumer. Most of my competition offers a one year warranty if any at all. Customers like the sound of having some sort of coverage for two years....thing is, it only covers what we painted. If they don't find something wrong in the first few days, they usually never call back for warranty issues. Then again, painting is cut and dry. Either it's coated or it's not, and most consumers aren't looking at brush strokes, runs, etc that we would consider unacceptable. To them, if it's all the right color, that's all that matters.

The majority of my competition offers 2 years. Considering a deck, if built properly and above code will last 20+ years, I don't have a problem offering 5 years. Keep in mind, I do let customers know that the materials are not covered and I let them know that cracking and splitting of wood is part of what is not covered.
