Texas Residential Construction Commission


Just received the renewal for the builder/remodeler liscense.
Those bastards have upped the rate from $150 per year to $300.00??

What upsets me the most is that they say it is illegal for you to do any projects over $20,000 or build a home if you are not registered.

The problem is that everyone I know is going on with business as usual, not paying and ignoring the commissions requirements? Locally the building inspector does not even ask nor do the banks??

Is this just a State attempt to extort money??

I am so ticked off I want to dump it.....

To make matters worse my Master Electrical liscense is also due as well as the additional liscenses all the little towns make you carry an additional liscense. Then the bonds...and the ......so on and on and on

Anybody have any input into trying to fight back the government that is trying so hard to take my families money?

Do they not require permits for the work you do? I would assume if they do require permits they would want to see the liscense. In the state of IL to obtain a roofing permit you must have a state roofing license.

For me I'd just make it a point to show every potential customer the license and explain to them that anyone operating without a liscense is breaking the law and tell them to insist on seeing proof of liscensing. I do this with each and every one of my customers.

+1 for what Grumpy had to say. I give all my potenial customers a sheet that I print out from the local building dept. It talks about how a license is required and what happens if the homeowner pulls the permit for the contractor. I will be puting a link to it on my website as well when I get that going so people can see it. Licenses or permits are not required in unincorporated areas.....Legally the licsense is but there is no enforcement and it is extremly common to see anyone doing work...Could be my 14 year old son if the customer chose.

In the larger cities permits are legally required if the structure or electrical or plumbing etc are performed or added to.

The small town I live in requires local licenses in addition to the state licenses so they can get their $$$

Texas is going through and grandfathering people at this time. I called the commission and they say they are tightening up and soon banks etc will require the state certification??
The town here requires no state certification for building?? Just a fee to them. Plus the trade liscenses..

A little screwy to say the least

Texas is a strange state for business. We have a very transient...spend all they have yuppie society in most of the cities.
I always said the customer that typifies a good portion of those "younger" people was the lady who wanted a kitchen remodel but didn't want to spend too much.
She showed me she wanted Granite, Slate floor, Under cabinet lighting, New overhead cans, All new top of the line appliances etc. etc.

She saw me roll my eyse and got frustrated, She vented in frustration "you don't understand!!! It doesn't have to be the best it just has to look the best"
