Proposal Advice


Using a new form I got from the File Swap for more professional looking proposals. Can someone give it the once over for me to see if anything looks wrong or out of place? Obviously, I removed job & pricing information

I like it.

Do you have a separate Scope or similar that would accompany the Proposal which details the work to be done? This would be if you were not working off provided plans. This looks like you are contracting to another company for demo only. I am talking of say building an addition to a residential home.

no, we are working off provided detailed plans & specs.

My question is, would you need to include a more detailed Scope instead of the line descriptions with prices if not working from someone else's plans?

I like the format and the CYA stuff. I just wouldn't want to have to submit 10 pages of info and contract language for say a door R&R or other small job.

Maybe that is how it's done.

Wilson, I started with that same format. I got screwed by a gc 2x. Now, i list the work like... Dwg d101, list a,b,c. You don't ever want to say as on plans. The way they are worded is ridiculous. Spell out whats included and whats not included. all you have to do is set it up once and adapt to each job. My proposals have a standard contract exclusions sheet included. PM if you want a sample.

Overall I like it.

One thing I would add is the date and rev # of the plans and specs. These things have a way of changing and you want to make it know which set your proposal was based on, also it will make it easier to clarify in the event of changes. I don't do much commercial work anymore but when I did, I got burned once because of this.


For example:

Demolition of 2nd floor of area 'A' according to plans and specs dated 10-03-08 Rev 6.1

You need to make those part of your contract, period. If they are copy written, as I expect they are, then I would cite them by all identifiers that are unique right down to the time of day they were printed. If not, then you're working and pricing off of something you have no control over. Do NOT agree to work from the "latest revision". All VIF and revisions should be treated as changes to the original contract and prices should be based VIF investigations resulting in zero impact to expectations.

that usually becomes a coupon that the h.o. will show to 3-4 other g.c's.
